!Ask the Tile Doctor your tile and grout cleaning and sealing questions

*sealing ungrouted tiles*

Asked by lucy from hertfordshire:	We are renovating a (nearly) 400 yr old house. The original tiles are still there and obviously VERY worn, and most are cracked at least once. The tiles have been laid directly on mud and there's no grout evident at all. When it rains they get damp in some places. We love the tiles - they are really beautiful and we want to keep them but not sure how to seal them or indeed if we CAN seal them without grouting, and worried if we do grout them how that would affect the damp as they're obviously very breathable at the moment... any advice would be very gratefully received!!

TileProf says:	Hi There, The best answer is to lift them up, clean them and relay a concrete floor with a damp proofing, then relay the Tiles and Grout them unless you do this you will never get a satisfactory finish and dont beleive the spin on Breathable sealers, none of them will cope with thes problem you have espescially in the damper winter months.
