Asked by Sheri DeBolt from San Luis Potosi, Mexico:
Continued staining of juice, milk, other liquids in a dining room of a children's home. Floor is terracotta tile and looks to be unsealed, it is about 25 years old.

Hi Sheri, Not sure how much we can help you with this as we dont have any suppliers in Mexico. Sounds like the whole floor needs to be stripped with an alkaline cleaner and then vaxed and rinsed with water, left to dry and then re-sealed with an appropriate Terra-cotta sealer. sorry we cant help you further, if you can get aqua-mix in your country then that would be the best way forward, trey Heavy Duty Tile And Grout cleaner for cleaning with and the Seal and Finish low sheen as the sealer, you may need 9 coats with Terra-cotta and regular sealing topping up with the same.
